I paid £3.2k for an old van from Facebook Marketplace instead of buying my first house & converted it into a tiny home


LET’S face it, the majority of us are eager to get on the property ladder as soon as we can financially afford it.

However, one determined single woman decided to break the mould and instead of buying her first house, decided to fork out £3.2k on an old Sprinter van from Facebook Marketplace – and turn it into a tiny home.

Tia, who has documented her journey on TikTok (@tiasvanlife), and helpfully shared down a breakdown of her costs.

In the clip, she begins by explaining how she purchased the van from Facebook Marketplace for the bargain price of £3,250.

She then had to pay £1,700 on some rather unexpected welding that had to be done, painted the outside, which cost £600 for the paint and prep work, and a further £265 on the windows that needed replacing.

“Luckily my van already came with Celotex insulation but I wanted to improve on this so added insulation on top of this for a total of £220,” Tia continues.

“Now onto ventilation my max air fan cost £300.

“Another big cost at £198 is my solar panel – this literally powers the whole van so is non-negotiable.”

Tia goes on to reveal that the electrics cost £3,950, spray for the bumpers and plastics cost £30 and she paid an extra £50 to get all of the prep-work done.


“Personally this is such a good upgrade on the van for such little cost,” she adds.

Next up, which Tia says is her “favourite upgrade so far,” are the wheels, which come in at £1, 300, meaning her tiny home conversion cost her a grand total of £11, 866.

The post has since received thousands of views and been flooded with several comments, with many quick to praise Tia’s efforts.
